What To Know About Home Inspection
When I bought my new home, I knew that I needed a good home inspection but I was unsure what questions to ask the inspector. I ended up having a long talk with my dad and he gave some great tips – especially about the sewer. I was ready when the inspector showed up with a whole list of items to cover.
I lucked out, my inspector was very thorough. He asked for a few hours to review the home and said we would sit down to talk when he was finished. I let him do his thing while I sat day dreaming about decorating. When he finished, we took a tour of the house together, starting in the basement.
The home inspection of the basement let me know there were no real problems there. My top question about the basement was if there were any leaks. I also wanted to know where the main sewer line was. My inspector should be several areas that meant there had been a leak at one time, but said that a repair had been done and the problem no longer existed.
We went upstairs to the kitchen next and reviewed the plumbing and appliances there. Again, there were no real problems. The bathrooms checked out fine as well. He said the roof and windows were new and in excellent condition. I was starting to think my home inspection would be perfect.
My last question for my inspector quickly dashed those hopes. He explained that he had discovered a major blockage in my sewer line and that a repair would be very expensive. He provided me with an estimate, suggested I lower my asking price by that much and even gave me the names of three reputable plumbers. In the long run, my $150 inspection ended up saving me $3000.00
