Ann Arbor Buyer Agent Quoted on CBS News about Home Listing Language

Released just in time for Halloween, ten Signs of a Scary Real Estate Listing, a recent report by Ilyce Glink, borrowed wisdom and suggestions from Home Buyer’s Agent of Ann Arbor broker Jon Boyd. Noting ten top misleading phrases often utilized in property ads, the report was verily an expose on the real meaning behind trending word choices in descriptions for homes for sale.

From “All work has been completed for you” subtly referring to a house flipped with low-quality materials to the effects of “As is” listings , the report explored the subtext of these frequent phrases utilized by real estate agents to artfully describe their listings. Boyd, a veteran of the pursuit of truthful disclosure in home selling, was happy to lend his knowledge to this report, and Glink utilized a number of of his anecdotes to illustrate the often-misleading terminology. “We think Ilyce Glink is great”, Boyd mentioned. “She has been a wonderful consumer author for many years and I even have one of her real estate books in our meeting space bookshelf. When her staff asked me for some input for this report I did every thing I could to help them out.”

Jon Boyd went on to say that “The language of listings is often confusing to home buyers, sometimes intentionally…Buyers need to understand that the purpose of the listing agent’s remarks is to get you in the home and buy the house, not to inform you and certainly not to disclose things that would direct you away from a house that you could possibly buy. It is not an exact science, but buyers should remember it is an advertisement for the home. It is not objective.”

Virtual Home Inspection – Good Introduction

The American Society of Home Inspectors, ASHI.org, is the largest and best standard setting association for home inspectors.

As a buyer you want an inspector who at least meets the ASHI membership requirements and who provides an ASHI level home inspection. (Note a few good home inspectors don’t belong to ASHI because ASHI as an association works with the REALTOR association, and REALTORs usually want to avoid thorough home inspections.)

The ASHI site is generally a good place to look for a home inspector, but be aware quite a few ASHI members think the real estate agent is their client. The buyer should be their client.
